Here is a look at some of the primary duties of a building manager, as well as what qualities you should look for in a building manager.

Maintenance and Repair

The building manager must also coordinate building maintenance and repairs. For a large building or buildings, this often means supervising full-time maintenance staff. Maintenance staff are responsible for repairing any systems that affect building operation, including plumbing, electrical and HVAC systems. Building managers are also responsible for ensuring that any repair requests are completed in a timely fashion. Additionally, the building manager is sometimes the liaison between the maintenance staff and tenants. As such, he or she is responsible for providing tenants with information regarding in scheduled maintenance.


While a building manager has an almost endless list of responsibilities, one of the number one priorities for any management team is to ensure the safety of the building’s occupants and visitors. There are several duties that a building manager must accomplish to this end. One such task involves staying up to date with all of the necessary requirements to ensure proper disability access. Another important duty is to ensure that interior floors and staircases are properly maintained by the custodial staff during inclement weather, in order to prevent potential accidents. The building manager must also keep up to date any posted maps and signs displaying evacuation procedures and emergency information.

Security and Fire Safety Systems

The building manager oversees building security. This can include keeping the security system maintained, providing oversight to any security staff, and maintaining the fire-prevention systems in the building. Security equipment must be kept operational and tested for performance. Security upgrades should also be kept up to date. The building manager can perform these duties, or may contract with security professionals in order to keep the system maintained.

Quality Building Management

Since building management positions are frequently supervisory roles, leadership, organizational, decision-making, troubleshooting and project management skills are helpful. Building managers should also be knowledgeable about emergency preparedness and general construction practices. Effective building managers are able to work wellautonomously, in addition to functioning well in a team and MUST have excellent people skills.
